BREEAM Excellent certificate awarded to Bolero Office Point 1

The Bolero Office Point 1 office building has been awarded the BREEAM In-Use certificate in the most recent International Commercial V6 evaluation standard at the Excellent level in the Asset Performance area. This Warsaw-based office building, offering 11,300 m2 of leasable area, is part of the Real Management S.A. portfolio.

The BREEAM In-Use certification framework is an assessment system for existing buildings aimed to quantify their impact on the environment and users alike. The latest BREEAM In-Use Version 6 focuses on a building’s ability to adapt to climate changes, sustainable management of resources, as well as  the impact on health and comfort of the users. Thus, it is considered the most stringent iteration of the assessment system to date.

Advanced technological and environmental solutions applied in Bolero Office Point 1 have been confirmed by the BREEAM In-Use certificate at the Excellent level. The building received the maximum score in the Resilience category as regards the building’s resilience to external environmental factors. What is more, Bolero Office Point 1 scored very high in „Resources” and „Health & Wellbeing” categories. During the certification process, auditors appreciated, among others, an exceptionally high level of daylight access to interior spaces (≥ 95%), the arrangement of comfortable areas promoting relaxation, and the adaptation of the building to recycling rules – the building has the necessary infrastructure for efficient recycling and waste management, both in terms of the use by tenants and for the entire property. As many as three areas for the storage of products for reuse have been arranged, including a waste sorting area and a zone for renovation waste.

Importantly, Bolero Office Point 1 received the maximum score for access and proximity to public transport. A public transport stop is only 500 m away from the building (it is connected to the building by a safe pedestrian route) and offers connections every 15 minutes during rush hours. During the certification process, several additional analyses were carried out resulting in the maximum score awarded to Bolero Office Park 1. The first analysis verified the building’s future capacity to adapt to changing requirements, such as altering the way it is currently used and operated. It also examined the building’s functional adaptation strategies, given its specific nature. The second analysis focused on the assessment of flood risks and of other natural hazards. It covered all potential risk sources, and the results indicate that the building’s risk factor ranges from zero to a very low level.

During the BREEAM In-Use certification procedure, Colliers acted as the assessor for Bolero Office Point 1.

Bolero Office Point 1 is a seven-storey Class B+ office building located at 4 Równoległa Street in Warsaw, offering 11,300 m2 of leasable space. The building is fully commercialized.

Bolero Office Point 1 offers 187 parking spaces and features a restaurant on the ground floor. The location in close proximity to the Warsaw Commuter Railway (WKD) station means quick and comfortable access to the city centre, while the proximity to the airport and the main exit routes from Warsaw is a convenience for companies whose employees often travel on business.
